An offer for landlords

Leave the letting of your flat to a professional. Across Budapest I provide a complete service, from the first viewing of your property through to handover to the tenant.
If you want certainty about a prospective tenant, it is worth involving a notary before the tenancy agreement is signed — today this counts as good practice for any careful landlord.
Right now I cover 50% of the notary’s fee for the vacating declaration on behalf of my clients.*
More about the vacating declaration
Alongside lettings I of course also handle Budapest properties for sale, where my commission is 1.5–2%.
I work exclusively with private individuals, and my fees carry no VAT.
Does that sound right? I look forward to your call or your message.

What does letting agency service cost?
The letting commission depends on the property and the rent, so it is agreed individually — I quote the exact figure after the viewing survey, before the work begins. For sales the commission is 1,5–2%. Alanyi adómentes: a szolgáltatás díját ÁFA nem terheli. In every case the fee is only due on a successful let: no tenant, no invoice.
What is included in the landlord service?
The fee covers the whole process: helyszíni felmérés és árazás, fotózás és hirdetésszöveg, hirdetésfeladás, érdeklődők szűrése, kísért megtekintések, bérleti szerződés elkészítése, közjegyzői okirat ügyintézése, birtokbaadás, mérőóra-átírás. „Full service” here means that once the flat is handed over, you have no administrative work left.
Who do you work with, and with what kind of property?
Private owners only, and Budapest properties only. The tenant pool is magyar és külföldi bérlők, magyar és angol nyelvű ügyintézéssel — listings and the whole process run in Hungarian and English alike, which in the inner districts covers a large share of demand.
Why is a notarial deed recommended with a tenancy agreement?
Because without one, removing a tenant who stops paying or refuses to leave means a long court process. A notarised move-out declaration is directly enforceable: it can be acted on without litigation. This is now standard practice for careful landlords, and I cover half of its cost for my clients.
How is an independent agent different from a large network?
Networks are driven by the number of mandates, and each adviser carries dozens of properties. My portfolio is deliberately small, which leaves time to prepare a flat for the market, to accompany viewings in person and to genuinely screen applicants. In letting this is not a comfort question — the next year or two depends on which tenant you choose.
How much can I let my flat for?
It depends on size, district, condition and furnishing. For a realistic starting point, see the median rents by district from my own current portfolio: Budapest rental prices by district. Accurate pricing needs a viewing — that is free and without obligation.
What is the first step?
A call or a message. I arrange a time with you, look at the flat, and tell you there and then what rent to aim for and what to expect. +36 20 926 0345
