How much can you rent out a flat for in Budapest?
In 2023 I let 17 flats: the median monthly rent was 260 000 Ft and the median floor area 83 m². Per square metre that works out at 4 700 Ft a month. The actual rent also depends on the condition of the flat, how it is furnished, which floor it is on and whether there is a lift — two flats of the same size in the same district can differ by twenty to thirty percent.
Why calculate from completed lettings rather than asking prices?
Because an asking price is only a request, while a completed letting is an agreement that actually happened. A listing can sit online for months at a price nobody ever accepted — a supply-side statistic cannot see that, and paints a rosier picture than reality. Someone actually moved in at every rent shown here.
Why are the rents broken down by year?
Because a rent agreed in 2023 and one agreed in 2026 merged into a single figure would be true of neither year. The year shown is the year the listing went live — I do not record the exact date of each letting, but a Budapest rental typically closes within weeks, so the two are close together.
Why is there no price per district?
Because each district accounts for only a handful of flats spread over several years, and no single figure can be derived from that responsibly. A „median” from three transactions looks exactly like one from fifteen, and carries the same weight when quoted. What is true and useful per district: how many flats I have let there, and at what sizes.
